Planned beats surprised.
The most expensive roof problem is the one nobody saw coming. Our commercial roof maintenance program puts your roof on a schedule — two inspections a year, timed before and after Michigan's freeze-thaw season — so small problems get caught small.
Every visit ends with a full photo documentation report: what we found, what we fixed, and what to budget for. Members get debris removal and drain clearing, minor repairs on the spot, priority leak scheduling, and preferred repair rates — on every system: TPO, EPDM, PVC, metal, built-up, and modified bitumen.
There's a compliance reason, too: most commercial roof manufacturer warranties require documented maintenance — skipping it can void your coverage. And when a roof does reach end of life, you'll have seen it coming years out — with time to weigh a roof coating restoration first. For replacement, see our commercial roofing page.
Anatomy of a program visit.
A maintenance visit isn't someone glancing at your roof from a hatch. Here are the six steps in every scheduled inspection — performed and documented, every time.
Full roof walk
Every section walked, every detail checked — membrane, seams, flashings, and penetrations, on TPO, EPDM, PVC, metal, built-up, or modified bitumen.
Drains & debris
Drains, scuppers, and gutters cleared and debris removed — the cheap, unglamorous work that prevents most ponding and load problems.
Minor repairs
Small splits, open seams, and loose flashings fixed on the spot while they're still small — before freeze-thaw turns them into interior leaks.
Photo documentation
Every finding photographed and logged into a report you can forward to ownership, insurers, and the manufacturer — after every single visit.
Warranty compliance
Most manufacturer warranties require documented maintenance — skipping it can void coverage. Our reports build the paper trail that keeps yours enforceable.
Budget forecast
Each roof gets a condition grade and a remaining-life estimate — so capital planning happens years ahead, not the week the deck starts leaking.
What membership gets you.
Scheduled attention, documented proof, and first-in-line status when Michigan weather hits.
Two Inspections a Year
Spring & FallTimed before and after Michigan's freeze-thaw season — the two moments in the year when catching roof damage early matters most.
Photo Reports Every Visit
DocumentedFull photo documentation after every visit — findings, completed fixes, and recommendations you can forward to ownership or the warranty holder.
Priority Storm Scheduling
Members FirstWhen storms hit, program members go to the front of the line — with a crew that already knows your roof, its history, and its access.
Preferred Repair Rates
Member PricingRepairs beyond program scope come at preferred member rates — and because we're on the roof twice a year, they get caught while they're still minor.
Warranty Compliance

Budget Forecasting
Plan AheadCondition grades and remaining-life estimates for every roof — so replacements land in a capital plan, not an emergency budget.

Spring Visit
Post-winter inspection — freeze-thaw damage found and fixed small, drains cleared, photo report delivered.
Fall Visit
Pre-winter inspection — seams, flashings, and drainage verified so the roof is buttoned up before snow load and ice.

What the RoofWatch maintenance program costs.
Nobody in commercial roofing publishes prices. We think that's backwards — you're building a budget, and you deserve real numbers before you ever sit through a sales call. These are honest planning ranges for typical commercial projects in Michigan.
Two scheduled visits a year: inspection, minor repairs, drain clearing, and a photo condition report with a budget forecast.
Small roofs are welcome — the minimum simply covers a proper crew visit done right.
A full condition assessment with photos and a repair/budget plan — yours to keep, no strings.
What moves the number:
- Tear-off vs. recover — removing the old roof adds cost, but resets the clock and lets us fix what's underneath.
- Wet insulation & deck repair — found by core samples and moisture scans, and priced before work starts — never a mid-job surprise.
- Code-required insulation — Michigan energy code sets the R-value; more insulation costs more up front and less every month after.
- Edge metal, curbs & penetrations — detail work is where the labor lives; a cluttered roof costs more than a clean one.
- Access, height & staging — how hard it is to get material up and debris down changes the number.
- Warranty term — a 15-, 20-, or 30-year no-dollar-limit warranty changes the spec, not just the paperwork.
42 years. One standard.
The kind of track record that only comes from doing it right, in the same communities, for a very long time.
“Nobody budgets for the leak they didn't know about. Two documented visits a year is how a roof stops being a surprise line item.”
Family-run since 1984 and trusted on commercial roofs across Michigan. We inspect it right, document it right, and keep your warranty enforceable — for single buildings and full portfolios alike.
Why managers choose our program.
Documentation, response time, warranty compliance, and 42 years of commercial roof experience in Michigan weather.
Every System Covered
TPO, EPDM, PVC, metal, built-up, and modified bitumen — one program, one report format, across your whole portfolio.
Documentation You Can Forward
Photo reports after every visit, written for ownership, insurers, and warranty holders — proof of maintenance, not just a promise of it.
Priority Response Built In
Front-of-schedule priority is part of the program, not a favor — members go to the front of the line when Michigan weather does its worst.
Repairs Caught Small
A minor seam repair this fall instead of an interior loss in February — found early because someone was on your roof looking for it.
42 Years in Michigan
Family-run since 1984. We've maintained commercial roofs across Michigan's full range of weather — and we know where each system fails first.
Warranty Compliance
Most commercial roof warranties require documented maintenance — our program builds the record that keeps your coverage enforceable when you need it.
Factory-certified across the low-slope spectrum: Elevate (Firestone) · GenFlex · Mule-Hide · IB Roof Systems · GAF · Gaco silicone coatings.
Response times you can put in your vendor file.
Every roofer says “fast response.” We'd rather commit to numbers you can hold us to.
A human, same business day.
Every commercial call or inquiry gets a response from a person the same business day — not a voicemail loop, not a callback queue.
Leaks go to the front of the schedule.
Report a leak and it jumps the queue — a technician on your roof inside the week, prioritized by severity, with maintenance-program buildings first in line. A documented visit that actually happens, not an emergency-line promise that doesn't.
A photo report after every visit.
What we found, what we did, and what to budget — photo-documented and sent to your file after every single visit. Your records, not our word.

Maintenance program FAQs.
What we install — and what we don't.
Most commercial roofers claim every system in the book. We'd rather be honest about where we're excellent — and say so in writing.
We install & service
- TPO, EPDM & PVC single-ply systems — full replacement, recover, and repair, installed to manufacturer spec.
- Commercial metal roofing — standing-seam and screw-down systems, new and retrofit.
- Silicone, acrylic & liquid-applied coatings — roof restoration that defers replacement for a decade or more.
- Preventive maintenance programs — scheduled, photo-documented, warranty-compliant.
We don't — on purpose
- Spray polyurethane foam (SPF) roofing. We believe coatings and single-ply membranes serve Michigan's freeze-thaw climate better over the long haul — so we don't sell foam.
- New built-up (BUR) or modified bitumen installs. We repair and restore existing BUR and mod-bit roofs every week — but when replacement day comes, we'll spec a modern single-ply instead of selling you yesterday's system.
If your project needs something we don't do, we'll tell you on the first call — and point you toward someone good. That's the fastest way to earn the next roof.
