EPDM Roofing Specialists

The proven flat roof.

EPDM (ethylene propylene diene monomer) is the most field-proven single-ply membrane in roofing: a synthetic rubber with more than 50 years of real-world performance, tough through freeze-thaw and hail, and famously easy to repair — at a cost that makes sense.

We install EPDM for both commercial and residential properties across Michigan — including portfolio work for property managers — in 45-, 60-, and 90-mil thickness, fully adhered, mechanically fastened, or ballasted — whatever your building calls for. Every seam is joined with modern seam-tape technology, then rolled and inspected to confirm it.

From a flat-roof addition on a home to a large commercial building, we spec the membrane, insulation, and attachment for your roof — not the thinnest assembly we could bid. For other systems, see our commercial roofing hub, our TPO and PVC pages, or commercial metal roofing for sloped sections.

How We Build It

Anatomy of an EPDM roof.

EPDM is the top layer of an engineered assembly. Get any of the six layers wrong and the membrane can't do its job — here's how we build an EPDM roof that lasts.

EPDM single-ply · deck-to-membrane
Build Spec · Six layers
01

Structural deck

We assess the existing deck — steel, wood, or concrete — and confirm it's sound before the new EPDM assembly goes down.

02

Insulation layer

Polyiso, XPS, or EPS board to the R-value your building and budget call for — tapered where needed to drive water to the drains.

03

Cover board

A dense board over the insulation that resists punctures, hail, and foot traffic — the layer that keeps the membrane from getting bruised from below.

04

EPDM membrane

Synthetic rubber membrane in 45-, 60-, or 90-mil thickness — fully adhered, mechanically fastened, or ballasted to spec, in classic black or white-on-black.

05

Taped & sealed seams

Seams are joined with factory-engineered seam tape, primed and rolled into one continuous bond — the difference between a 30-year EPDM roof and a leaky one.

06

Flashing & terminations

Drains, curbs, penetrations, and edge terminations detailed and sealed right — the spots where a flat roof actually leaks if you rush them.

Why EPDM

What makes EPDM stand out.

Proven, tough, and cost-effective — with the thickness, attachment, and color options to fit your building.

Proven Longevity

50+ Years of Use

EPDM has the longest field track record of any single-ply membrane — more than 50 years of real-world service on flat roofs in every climate.

Freeze-Thaw Tough

Michigan-Ready

Rubber stays flexible in the cold and moves with the building — EPDM shrugs off Michigan's freeze-thaw cycles and hail better than almost anything in its class.

Cost-Effective

Great ROI

Among the most cost-effective flat systems you can install, with a long service life — one of the best returns in low-slope roofing.

Easy to Repair

Field-Proven Fixes

EPDM is famously simple to patch, re-seam, and extend — an aging membrane can often be restored with a flat roof coating for a fraction of replacement cost.

Attachment Options

Adhered / Fastened / Ballasted

Fully adhered, mechanically fastened, or ballasted — we match the attachment method to your deck, building height, and budget.

Membrane Thickness Options

45 / 60 / 90 Mil

Step up the membrane thickness for high-traffic roofs or harsh exposures — more puncture and weather resistance where you need it.

Our Process

How an EPDM project works.

Five steps from assessment to an inspected, watertight EPDM roof — spec'd for your building, sealed to last.

01

Assessment

We inspect the roof and deck, take core samples where needed, and confirm what's really in the existing assembly.

02

System Spec

We spec the membrane thickness, insulation, and attachment method for your building — with itemized pricing and warranty options.

03

Tear-Off / Prep

Old roof removed or prepped for recover, deck repaired, and insulation and cover board installed.

04

Membrane Install

EPDM membrane laid, adhered, fastened, or ballasted to spec, and every seam primed and taped into one continuous bond.

05

Inspection

We roll and inspect every seam, check the details, and confirm the roof is watertight before we hand it off.

Published Pricing

What an EPDM roof costs in Michigan.

Nobody in commercial roofing publishes prices. We think that's backwards — you're building a budget, and you deserve real numbers before you ever sit through a sales call. These are honest planning ranges for typical commercial projects in Michigan.

EPDM Replacement$7 – $11.50 / sq ft installed

Full tear-off, new insulation to code, 45–90-mil membrane, taped seams, flashing — the complete assembly.

EPDM Recover$5.50 – $8.50 / sq ft installed

New membrane over a sound existing roof — when core samples say the assembly below deserves it.

EPDM Repairs$1,500 – $5,000 typical project

Seam re-taping, puncture patches, flashing rebuilds — repairability is EPDM's superpower.

What moves the number:

  • Tear-off vs. recover — removing the old roof adds cost, but resets the clock and lets us fix what's underneath.
  • Wet insulation & deck repair — found by core samples and moisture scans, and priced before work starts — never a mid-job surprise.
  • Code-required insulation — Michigan energy code sets the R-value; more insulation costs more up front and less every month after.
  • Edge metal, curbs & penetrations — detail work is where the labor lives; a cluttered roof costs more than a clean one.
  • Access, height & staging — how hard it is to get material up and debris down changes the number.
  • Warranty term — a 15-, 20-, or 30-year no-dollar-limit warranty changes the spec, not just the paperwork.

Since 1984

“An EPDM roof is only as good as its seams. We prime, tape, and roll every one — because that seam is the whole roof.”

Family-run since 1984 and certified to install single-ply to spec. We seam it right, insulate it right, and back it with manufacturer warranties — for commercial buildings and homes alike.

The Reasonable Difference

Why owners choose us for EPDM.

Certified installation, properly sealed seams, the right spec, and 42 years of single-ply experience in Michigan weather.

Certified Single-Ply Installer

We install EPDM to manufacturer spec and NRCA industry standards as a certified contractor — the requirement for the system and NDL warranties that protect your investment.

Seams Done Right

Modern seam tape, properly primed and rolled, outperforms the glued splices of old-school EPDM by decades. We detail and inspect every one — because the seam is where a cheap rubber roof fails first.

Built for Michigan Weather

Black EPDM absorbs heat that helps snow melt off in winter, and the rubber flexes through every freeze-thaw swing — with white-on-black options where reflectivity matters.

The Right Spec, Not the Cheapest

45, 60, or 90 mil; Polyiso, XPS, or EPS; adhered, fastened, or ballasted — we spec what your building needs, not the thinnest assembly we can bid.

42 Years in Michigan

Family-run since 1984. We've installed and serviced single-ply roofs across Michigan's full range of weather — and we know how EPDM behaves here.

Manufacturer Warranties

As a certified installer we offer manufacturer system warranties — terms vary by manufacturer and system, up to No-Dollar-Limit coverage where the installed system qualifies — backed by quality-controlled installation.

Factory-certified across the low-slope spectrum: Elevate (Firestone) · GenFlex · Mule-Hide · IB Roof Systems · GAF · Gaco silicone coatings.

The Response Standard

Response times you can put in your vendor file.

Every roofer says “fast response.” We'd rather commit to numbers you can hold us to.

01

A human, same business day.

Every commercial call or inquiry gets a response from a person the same business day — not a voicemail loop, not a callback queue.

02

Leaks go to the front of the schedule.

Report a leak and it jumps the queue — a technician on your roof inside the week, prioritized by severity, with maintenance-program buildings first in line. A documented visit that actually happens, not an emergency-line promise that doesn't.

03

A photo report after every visit.

What we found, what we did, and what to budget — photo-documented and sent to your file after every single visit. Your records, not our word.

EPDM Roofing FAQ

EPDM roofing FAQs.

A properly installed EPDM roof lasts 25–30 years or more, and the system has a 50+ year field track record. Membrane thickness, seam quality, and maintenance are the big factors — a 60- or 90-mil membrane detailed right reaches the top of that range, even through Michigan winters — our breakdown of EPDM roofing in Port Huron shows how the system performs locally.
Classic black EPDM absorbs heat, which helps snow and ice melt off in winter — a real benefit in Michigan. If cooling costs matter more, white-on-black EPDM adds a reflective surface. We'll recommend based on how your building is used.
EPDM is a proven black rubber membrane that's economical, durable, and easy to repair; TPO is reflective (white) with heat-welded seams. EPDM usually wins on cost, simplicity, and track record; TPO on energy efficiency. We'll recommend based on your building and goals — and our EPDM vs. TPO rubber roofing guide walks through the comparison in detail.
EPDM tolerates incidental ponding, but standing water is hard on any roof over time. We use tapered insulation and proper drainage details to move water off the roof — and we address chronic ponding during the spec, not after a leak.
Often, yes — repairability is one of EPDM's biggest strengths. Seams can be re-taped, punctures patched, and flashings rebuilt, frequently extending the roof's life for years at a fraction of replacement cost. We'll tell you honestly which side of the line your roof is on.
EPDM is among the most cost-effective flat-roof systems installed. As a planning range, EPDM replacement in Michigan typically runs $7-$11.50 per square foot installed, with recovers below that. The spec drives the price: membrane thickness, insulation, attachment method, and deck condition. We assess your roof and provide a detailed, itemized proposal with system and warranty options — and our Michigan roof replacement cost guide is a helpful starting point for budgeting.
Straight Answers

What we install — and what we don't.

Most commercial roofers claim every system in the book. We'd rather be honest about where we're excellent — and say so in writing.

We install & service

We don't — on purpose

  • Spray polyurethane foam (SPF) roofing. We believe coatings and single-ply membranes serve Michigan's freeze-thaw climate better over the long haul — so we don't sell foam.
  • New built-up (BUR) or modified bitumen installs. We repair and restore existing BUR and mod-bit roofs every week — but when replacement day comes, we'll spec a modern single-ply instead of selling you yesterday's system.

If your project needs something we don't do, we'll tell you on the first call — and point you toward someone good. That's the fastest way to earn the next roof.
