Restore it. Don't replace it.

Most aging flat roofs don't need a tear-off — they need the right coating system. A fluid-applied coating cures into one seamless membrane over your existing roof, stops leaks, and adds 10–20 years of service life for a fraction of what replacement costs.

We install three systems across Michigan: silicone, acrylic, and liquid rubber (polyurethane). With proper prep and adhesion testing, they go over metal, TPO, EPDM, built-up, and modified bitumen roofs — and the reflective white finish cuts summer cooling load.

And when a coating is the wrong call — like a roof with saturated insulation — we'll tell you before you spend a dollar. Every project starts with a moisture assessment. If replacement is the honest answer, see our commercial roofing page.

How We Build It

Anatomy of a coating system.

A coating is only as good as the prep beneath it. Here are the six steps — from moisture assessment to cured membrane — that make a restoration last.

Fluid-applied coating · roof-to-membrane
Build Spec · Six steps
01

Moisture assessment

We test the existing roof for saturated insulation first — if the assembly is wet underneath, a coating is the wrong call and we'll say so.

02

Adhesion testing

Pull tests on the existing surface — metal, TPO, EPDM, BUR, or modified bitumen — confirm the coating will bond before we commit to the system.

03

Cleaning & prep

Power washing, rust treatment, and primer where the substrate calls for it — the unglamorous work that decides whether a coating lasts two decades or two years.

04

Seam & flashing detail

Seams, fasteners, curbs, and penetrations reinforced with mastic and fabric first — the spots where flat roofs actually leak get sealed before the field coat.

05

Field coats to spec

Silicone, acrylic, or liquid rubber applied at the manufacturer's specified thickness — measured in wet mils as we go, not guessed.

06

Final inspection

Mil-thickness checks and a full walk-through confirm a seamless, watertight membrane — documented for your manufacturer warranty.

Why Coatings

Why restoration beats replacement.

Lower cost, less disruption, longer life — and an honest assessment of whether your roof qualifies.

Fraction of Replacement Cost

Restore vs. Replace

A coating system typically runs a fraction of a full tear-off and replacement — no landfill fees, less labor, and your building stays open while we work.

10–20 More Years

Renewable

A properly installed coating adds 10–20 years of service life — and can be recoated at the end of that cycle instead of replaced.

Ponding-Water Silicone

Standing Water

Silicone resists ponding and standing water without breaking down — the default choice for Michigan flat roofs that hold water after a storm.

Seamless & Renewable

No Seams

Fluid-applied coatings cure into one continuous membrane over your existing roof — no seams to fail, and a recoat renews the whole system.

Energy-Saving Reflectivity

Cool Roof

The reflective white surface bounces solar heat instead of absorbing it — lower summer cooling costs and a more comfortable building below.

Honest Go/No-Go Assessment

Moisture-Tested

Coatings are wrong for roofs with saturated insulation — so we verify with a moisture assessment first and tell you straight if yours doesn't qualify.

Our Services

Complete coating services.

Three systems, full detailing, and honest testing — lifecycle service for your restored roof.

01

Silicone Coating Systems

Best for ponding water and UV exposure — silicone resists standing water without breaking down and doesn't crack easily. The default for Michigan flat roofs that hold water.
02

Acrylic Cool-Roof Systems

The budget-friendly reflective option — great in sunny exposure, but not for areas with frequent standing water. We'll tell you plainly which roofs qualify.
03

Liquid Rubber & Polyurethane

Highly flexible and tough — excels at sealing seams, preventing cracks, and handling the heavy thermal shock of Michigan freeze-thaw.
04

Seam & Flashing Detailing

Seams, curbs, drains, and penetrations reinforced before the field coat — the detail work that decides whether a restoration holds.
05

Moisture & Adhesion Testing

Moisture assessment and adhesion pull tests before we quote — if the insulation is saturated, a coating is the wrong call and we'll say so.
06

Recoat & Maintenance

Scheduled inspections and end-of-cycle recoats that renew the membrane, extend roof life, and keep your manufacturer warranty valid.

Our Process

How a coating project works.

Five steps from moisture assessment to a seamless, watertight membrane — spec'd for your roof, applied to last.

01

Assessment

We inspect the roof, run moisture testing, and take core samples where needed — if the insulation is wet, we tell you before you spend.

02

System Spec

Silicone, acrylic, or liquid rubber — matched to your roof's ponding, exposure, and substrate, with per-roof pricing and warranty options.

03

Clean & Prep

Power washing, repairs, primer, and adhesion testing — the substrate is verified ready before a drop of coating goes down.

04

Detail & Coat

Seams and penetrations reinforced first, then field coats applied at manufacturer-spec thickness — measured in wet mils as we go.

05

Inspection

We verify mil thickness, check every detail, and document the finished membrane for your manufacturer warranty before we hand it off.

Published Pricing

What roof coatings cost in Michigan.

Nobody in commercial roofing publishes prices. We think that's backwards — you're building a budget, and you deserve real numbers before you ever sit through a sales call. These are honest planning ranges for typical commercial projects in Michigan.

Silicone Restoration$3 – $6.50 / sq ft installed

Cleaned, primed, reinforced details, full silicone system — built for ponding water and UV.

Acrylic Reflective System$2.50 – $5 / sq ft installed

Budget-friendly reflective coating for roofs with positive drainage — not for standing water.

Seam & Detail Work$2,000 – $8,000 typical project

Liquid-applied repairs to seams, cracks, and thermal-shock damage — surgical, not blanket.

What moves the number:

  • Tear-off vs. recover — removing the old roof adds cost, but resets the clock and lets us fix what's underneath.
  • Wet insulation & deck repair — found by core samples and moisture scans, and priced before work starts — never a mid-job surprise.
  • Code-required insulation — Michigan energy code sets the R-value; more insulation costs more up front and less every month after.
  • Edge metal, curbs & penetrations — detail work is where the labor lives; a cluttered roof costs more than a clean one.
  • Access, height & staging — how hard it is to get material up and debris down changes the number.
  • Warranty term — a 15-, 20-, or 30-year no-dollar-limit warranty changes the spec, not just the paperwork.
The restoration math: a qualifying roof coated at $3–$6.50/sq ft vs. replacement at $7–$14/sq ft — roughly half the cost, a decade or more of added life, and no tear-off in a dumpster. We test adhesion and moisture first, and tell you honestly if your roof doesn't qualify. Want a number for your roof? Since 1984

“A coating is only as good as what's under it. We test for moisture and adhesion before we quote — because a coating over a wet roof is money wasted.”

Family-run since 1984 and certified to install coating systems to spec. We prep it right, apply it right, and back it with manufacturer warranties — for commercial buildings and homes alike.

The Reasonable Difference

Why owners choose us for coatings.

Certified installation, honest go/no-go testing, the right system, and 42 years of flat-roof experience in Michigan weather.

Certified Coating Installer

We install silicone, acrylic, and liquid rubber systems to manufacturer spec as a certified contractor — the requirement for the warranties that protect your investment.

Prep & Detailing Done Right

Cleaning, priming, and reinforced details decide whether a coating lasts. We do the unglamorous work first — because prep is where a cheap coating job fails.

Energy-Efficient by Design

A reflective white coating cuts summer cooling load — real, measurable savings on the building below, on top of the leak protection.

The Right System, Not the Cheapest

Silicone for ponding, acrylic for sunny exposure, liquid rubber for freeze-thaw movement — we spec what your roof needs, not the cheapest pail we can bid.

42 Years in Michigan

Family-run since 1984. We've restored and serviced flat roofs across Michigan's full range of weather — and we know how coatings behave here.

Manufacturer Warranties

As a certified installer we offer manufacturer warranties on qualifying coating systems — backed by documented thickness checks and quality-controlled installation.

Factory-certified across the low-slope spectrum: Elevate (Firestone) · GenFlex · Mule-Hide · IB Roof Systems · GAF · Gaco silicone coatings.

The Response Standard

Response times you can put in your vendor file.

Every roofer says “fast response.” We'd rather commit to numbers you can hold us to.

01

A human, same business day.

Every commercial call or inquiry gets a response from a person the same business day — not a voicemail loop, not a callback queue.

02

Leaks go to the front of the schedule.

Report a leak and it jumps the queue — a technician on your roof inside the week, prioritized by severity, with maintenance-program buildings first in line. A documented visit that actually happens, not an emergency-line promise that doesn't.

03

A photo report after every visit.

What we found, what we did, and what to budget — photo-documented and sent to your file after every single visit. Your records, not our word.

Roof Coating FAQ

Roof coating FAQs.

Silicone. It resists ponding and standing water without breaking down, holds up under UV, and doesn't crack easily — which is why it's our default recommendation for Michigan flat roofs that hold water after a storm.
A coating system typically runs a fraction of full tear-off and replacement — less labor, no landfill fees, and no disruption to the building below. We quote per roof after a moisture assessment, so the number reflects your actual roof.
A properly installed coating adds 10–20 years of service life. And it's renewable — at the end of that cycle, a recoat renews the membrane again for far less than the first application, instead of a replacement.
Yes — with proper prep and adhesion testing, coatings go over metal, TPO, EPDM, built-up (BUR), and modified bitumen roofs. We pull-test the substrate first to confirm the coating will bond before we commit to the system.
When the insulation under the roof is saturated. Coating over a wet assembly traps moisture and wastes your money — so every project starts with a moisture assessment, and if your roof doesn't qualify, we'll tell you straight.
Qualifying systems carry manufacturer warranties — commonly 10 to 20 years depending on the system and applied thickness. We document mil thickness and prep at installation so your warranty holds up when you need it.
Straight Answers

What we install — and what we don't.

Most commercial roofers claim every system in the book. We'd rather be honest about where we're excellent — and say so in writing.

We install & service

We don't — on purpose

  • Spray polyurethane foam (SPF) roofing. We believe coatings and single-ply membranes serve Michigan's freeze-thaw climate better over the long haul — so we don't sell foam.
  • New built-up (BUR) or modified bitumen installs. We repair and restore existing BUR and mod-bit roofs every week — but when replacement day comes, we'll spec a modern single-ply instead of selling you yesterday's system.

If your project needs something we don't do, we'll tell you on the first call — and point you toward someone good. That's the fastest way to earn the next roof.
