TPO Roofing Specialists

The energy-smart flat roof.

TPO (Thermoplastic Polyolefin) has become the go-to single-ply membrane for one reason: it combines a reflective, energy-efficient surface with heat-welded seams that make a flat roof genuinely watertight — at a cost that makes sense.

We install TPO for both commercial and residential properties across Michigan, in 45-, 60-, and 90-mil thickness, over the insulation that fits your R-value target — Polyiso, XPS, or EPS. Every seam is hot-air welded into one continuous sheet, then probed to confirm it.

From a flat-roof addition on a home to a large commercial building, we spec the membrane, insulation, and attachment for your roof — not the thinnest assembly we could bid. For other systems, see our commercial roofing and SPF pages.

How We Build It

Anatomy of a TPO roof.

TPO is the top layer of an engineered assembly. Get any of the six layers wrong and the membrane can't do its job — here's how we build a TPO roof that lasts.

Build Spec · Six layers
01

Structural deck

We assess the existing deck — steel, wood, or concrete — and confirm it's sound before the new TPO assembly goes down.

02

Insulation layer

Polyiso, XPS, or EPS board to the R-value your building and budget call for — tapered where needed to drive water to the drains.

03

Cover board

A dense board over the insulation that resists punctures, hail, and foot traffic — the layer that keeps the membrane from getting bruised from below.

04

TPO membrane

Reflective thermoplastic membrane in 45-, 60-, or 90-mil thickness — mechanically fastened or fully adhered to spec, white or colored.

05

Heat-welded seams

Seams are hot-air welded into one monolithic sheet, stronger than the membrane itself — the difference between a 25-year TPO roof and a leaky one.

06

Flashing & terminations

Drains, curbs, penetrations, and edge terminations detailed and welded right — the spots where a flat roof actually leaks if you rush them.

Why TPO

What makes TPO stand out.

Durable, reflective, and cost-effective — with the thickness, insulation, and color options to fit your building.

Exceptional Durability

45/60/90 Mil

Resists dirt, mold, tears, and punctures while standing up to Michigan's freeze-thaw, wind, and UV — thicker membranes for tougher exposures.

Energy Efficiency

Cool Roof

The reflective white surface bounces solar heat instead of absorbing it — lower cooling costs and a more comfortable building below.

Cost-Effective

Great ROI

More affordable than many commercial systems, with a long service life — one of the best returns in low-slope roofing.

Insulation Choices

Polyiso / XPS / EPS

Choose the insulation that fits your R-value target and budget — we'll spec the right board for your building and climate zone.

Thickness Options

45 / 60 / 90 Mil

Step up the membrane thickness for high-traffic roofs or harsh exposures — more puncture and weather resistance where you need it.

Color Options

Custom Looks

White for maximum reflectivity, plus gray, tan, and other colors — performance and appearance, even on a flat roof.

Our Services

Complete TPO services.

Installation, re-roof, repair, and maintenance — full lifecycle service for your single-ply roof.

01

TPO Installation

New single-ply TPO systems installed to manufacturer spec on commercial and residential flat and low-slope roofs.
02

TPO Re-Roof & Recover

Replace or recover an aging flat roof with a new energy-efficient TPO system — deck assessed, insulation upgraded.
03

TPO Repair

Punctures, seam failures, and flashing leaks repaired with proper hot-air welding — not a patch of tape that fails next season.
04

Seam Welding & Detailing

Hot-air welded seams and welded flashing details — the craftsmanship that makes a TPO roof watertight for decades.
05

Insulation Upgrades

Add R-value with Polyiso, XPS, or EPS during a re-roof — lower energy bills on top of the reflective surface.
06

Maintenance & Inspection

Scheduled inspections that catch small issues early, extend roof life, and keep your manufacturer warranty valid.

Our Process

How a TPO project works.

Five steps from assessment to a probed, watertight TPO roof — spec'd for your building, welded to last.

01

Assessment

We inspect the roof and deck, take core samples where needed, and confirm what's really in the existing assembly.

02

System Spec

We spec the membrane thickness, insulation, and attachment method for your building — with itemized pricing and warranty options.

03

Tear-Off / Prep

Old roof removed or prepped for recover, deck repaired, and insulation and cover board installed.

04

Heat-Welded Install

TPO membrane laid, fastened or adhered to spec, and every seam hot-air welded into one continuous sheet.

05

Inspection

We probe the welds, check the details, and confirm the roof is watertight before we hand it off.

Since 1984

“A TPO roof is only as good as its welds. We weld every seam into one sheet and probe each one — because that seam is the whole roof.”

Family-run since 1984 and certified to install single-ply to spec. We weld it right, insulate it right, and back it with manufacturer warranties — for commercial buildings and homes alike.

The Reasonable Difference

Why owners choose us for TPO.

Certified installation, properly welded seams, the right spec, and 42 years of single-ply experience in Michigan weather.

Certified Single-Ply Installer

We install TPO to manufacturer spec as a certified contractor — the requirement for the system and NDL warranties that protect your investment.

Heat-Welded Seams Done Right

Properly welded seams are stronger than the membrane itself. We weld and probe every one — because the seam is where a cheap TPO roof fails first.

Energy-Efficient by Design

TPO's reflective surface cuts cooling load. Pair it with the right insulation and you get real, measurable savings on the building below.

The Right Spec, Not the Cheapest

45, 60, or 90 mil; Polyiso, XPS, or EPS; fastened or adhered — we spec what your building needs, not the thinnest assembly we can bid.

42 Years in Michigan

Family-run since 1984. We've installed and serviced single-ply roofs across Michigan's full range of weather — and we know how TPO behaves here.

Manufacturer Warranties

As a certified installer we offer manufacturer system warranties, including No-Dollar-Limit options — backed by quality-controlled installation.

TPO Roofing FAQ

TPO roofing FAQs.

TPO typically runs $5.50–9.50 per square foot installed, depending on membrane thickness, insulation, attachment method, and deck condition. We assess your roof and provide a detailed, itemized proposal with system and warranty options.
A properly installed TPO roof lasts 20–30 years. The biggest factors are membrane thickness, weld quality, insulation, and maintenance — a 60- or 90-mil membrane welded and detailed right reaches the top of that range.
TPO is reflective (white) and energy-efficient with heat-welded seams; EPDM is a proven black rubber membrane that's economical and durable. TPO usually wins on energy efficiency; EPDM on simplicity and cost. We'll recommend based on your building and goals.
45-mil suits standard low-traffic roofs; 60-mil is the common mid-range choice; 90-mil is best for high-traffic roofs or harsh exposures. Thicker membranes cost more but resist punctures and weather longer. We'll match the thickness to how the roof gets used.
Yes — TPO is excellent for residential flat and low-slope roofs (porches, additions, modern flat-roof homes). The reflective surface and welded seams that make it great for commercial buildings work just as well on a house.
Often, yes. The reflective white membrane reduces solar heat gain, easing cooling load in the summer. Combined with proper insulation underneath, a TPO roof can meaningfully cut a building's energy use.
