Damaged or missing shingles
Wind lifts and tears tabs; age makes them brittle and curled. Every gap is an open door for water — we replace and re-seal to match the existing field.
Failed flashing
The metal at chimneys, walls, and transitions is the single most common leak source. We re-flash with step and counter-flashing, not a bead of caulk.
Open valleys
Where two roof planes meet, water concentrates and moves fast. A worn or improperly closed valley leaks under heavy flow — we rebuild it to shed water clean.
Vent boots & penetrations
The rubber collars around plumbing vents crack and dry out in 10–15 years. We replace boots and re-seal every penetration through the roof.
Ice dams at the eave
Trapped attic heat melts snow that re-freezes at the cold eave, backing water up under the shingles. We address the leak and the ventilation behind it.
Ridge & ridge vent
A cracked ridge cap or poorly sealed ridge vent lets water in at the highest point. We reseal and, where needed, upgrade to a proper baffled vent.
