Serving Grand Rapids

Roofing a city is not roofing a subdivision.

Grand Rapids is a city of roughly 215,600 people and the largest market we serve anywhere. It is also, for a roofing contractor, genuinely different work from the subdivisions and townships around it — and most of the difference has nothing to do with the roof itself.

City lots are tight. In Heritage Hill, Eastown, Creston and the West Side, houses stand ten or twelve feet apart, there is frequently no driveway, access is down an alley, and there is nowhere obvious to put a dumpster or a material lift. Half the planning on a city job is logistics, not roofing. Where the skip goes, whether the street needs a permit for it, how materials reach the roof without crossing a neighbour's lot, and what happens to their car and their flower beds while it does.

Then there is the regulatory side. Grand Rapids pulls permits properly, several neighbourhoods sit inside historic districts with review requirements on visible materials, and the housing stock in those districts is genuinely old — steep, cut-up, plank-decked and detailed. A contractor who treats a Heritage Hill house like a Byron Center colonial will cause problems that outlast the roof.

City Work

The half of the job that is not the roof.

None of this is complicated, but all of it has to be decided before the materials arrive rather than on the morning. A job that is planned badly on a city street does not just run late — it makes an enemy of the person who lives twelve feet away and has to look at your dumpster for a week.

  • Permit pulled and closed, with the historic district checked first
  • Dumpster placement agreed, including a street permit where one is needed
  • Access route planned that does not cross a neighbour's property
  • Neighbouring landscaping, vehicles and windows protected
  • Full magnet sweep daily, not just at the end of the job
  • Plank decking and original detailing assessed on pre-war housing

Two things push a city number above an equivalent suburban one. Access, because a roof you cannot park next to takes longer to load, strip and clear. And age, because much of the city's housing is pre-war, with plank decking that frequently needs work and original detailing that has to be handled rather than removed. A quote that has not seen the lot has not priced the access.

Verify Us

Everything here can be checked from outside the company.

That is deliberate. Verify it before you call us, not after.

Two manufacturer credentials

Owens Corning Platinum Preferred and GAF Master Elite™. Both are searchable under our name on the manufacturers' own contractor locators, today.

Licensed statewide

Michigan Builders License #262000657, with full liability and workers' compensation cover. Verify it yourself through the State of Michigan LARA lookup.

A warranty in your name

The manufacturer system warranty is registered to you, not to us — which is only possible because of those two credentials. Our workmanship warranty sits on top of it.

Common Questions

Grand Rapids roofing questions, answered straight.

A typical city home runs roughly $9,500 to $18,000 in architectural shingle, with pre-war housing and historic districts running higher. Access is a real cost factor here — a roof with no driveway and alley-only access takes meaningfully longer to load and clear.
Visible materials may have review requirements, and original detailing — cornice returns, dormer work, decorative gable timber — should be repaired or matched rather than replaced with stock. We check the district status before quoting, not after.
That gets agreed before the job rather than on the morning. Options are a neighbour's drive with permission, a street placement with the appropriate city permit, or a smaller container turned over more often. It is a normal part of city work and it should be in the plan.
Yes, every time, and we close them. An unclosed permit surfaces years later when you sell the house, and it is far more painful to resolve then than to do properly now.
Protected and agreed in advance. We do not cross a neighbour's lot without permission, we cover landscaping and vehicles in the drop zone, and we run a magnet over the whole area at the end of every day rather than only at the end of the job.
Yes. Michigan Builders License #262000657 is a state licence, valid here exactly as it is anywhere else in Michigan, and we carry full liability and workers' compensation cover. We are also an Owens Corning Platinum Preferred Contractor and a GAF Master Elite™ roofer — both verifiable on the manufacturers' own contractor locators.
Two separate things. The manufacturer system warranty, registered in your name — only available because of the Platinum Preferred and Master Elite credentials — and our own workmanship warranty on the installation. Both in writing, and you keep the paperwork.
All of them — Heritage Hill, Eastown, East Hills, Creston, Alger Heights, Ottawa Hills, Garfield Park, the West Side and the north-east quadrant, plus the suburbs ringing the city.
