Serving Kalamazoo & Southwest Michigan

The exterior standard for Southwest Michigan.

Reasonable Roofing & Contracting is a Michigan roofing and exterior contractor, family-run since 1984, licensed statewide and working across Kalamazoo County and the communities around it — Portage, Texas Township, Oshtemo, Richland and Gull Lake, Mattawan and Paw Paw.

We are an Owens Corning Platinum Preferred Contractor and a GAF Master Elite™ roofer. Those are two separate manufacturer programmes, held together by roughly the top 3% of roofing contractors in the country, and they are the reason we can register a system warranty in your name rather than hand you a piece of paper with our own logo on it. Our inspectors are HAAG-certified, which is the credential insurance adjusters are trained to recognise when a storm claim is in dispute.

On this side of the state we are launching on roofing and seamless gutters — residential, commercial and insurance work, those two trades done properly rather than six done thinly. Siding and the rest follow as the west-side team grows. It is a deliberate choice and we would rather state it than take work we are not yet set up to do well.

Storm & Hail

Southwest Michigan's last three storm seasons.

This is not a quiet corner of the state. Four events in three years have put roofs across Kalamazoo, Calhoun, Van Buren and Allegan counties into claim:

  • 10 August 2026 — 2.50-inch hail over Kalamazoo. Claims from this storm are still being settled.
  • 5–7 March 2026 — an EF3 tornado at Union City with 160 mph winds.
  • 15–16 May 2025 — 80 mph straight-line winds and roughly 244,000 customers without power.
  • 7 May 2024 — an EF2 through the county: around 50 homes destroyed, more than 500 structures damaged, and a county state of emergency.

Two-and-a-half-inch hail does not always leave a hole. It bruises the mat under the granules, and the roof fails two or three winters later — long after the claim window your policy allows. That is why the inspection matters more than the repair.

Know What To Look For

What hail and wind damage actually looks like.

Most of it is invisible from the ground, which is why so much of it goes unclaimed until it is too late to claim.

Granules in the gutters

A handful after a new roof is normal. Piles at the downspout, or bald patches visible on the shingle, mean the mat underneath is exposed and the clock has started.

Bruised, not broken, shingles

A hail hit often leaves a soft dark circle you can feel but barely see. This is the single most-missed form of damage, and the one adjusters most often deny without photographs.

Lifted or creased shingles

Wind breaks the sealant strip and folds the shingle back. It may lie flat again and look fine from the drive, but the seal is gone and the next storm takes it.

Damaged metal and vents

Soft metals dent first. Dented gutters, vent caps, flashing and air-conditioner fins are often the proof that the hail was large enough to have done roof damage too.

Lake-Effect Country

Lake-effect snow, ice dams, and why ventilation is the fix.

Kalamazoo County sits in the lake-effect snow belt downwind of Lake Michigan, which means a roof here holds snow longer and through more freeze-thaw cycles than a roof on the east side of the state. That is what builds an ice dam.

The mechanism is always the same: heat escaping into the attic melts the snow in the middle of the roof, the meltwater runs down to the cold overhang, and it refreezes at the eave. The ridge of ice that forms there holds the next melt back until it finds its way under the shingle and into the ceiling below. The water stain on your bedroom ceiling in February is almost never a hole in the roof — it is an attic that is too warm.

Which is why the repair is rarely more shingle. It is intake ventilation at the soffit and exhaust at the ridge in a balanced pair, air-sealing the leaks that let warm house air into the attic in the first place, insulation brought up to depth without burying the intake vents, and a proper ice barrier membrane at the eaves — which Michigan's residential code requires to run from the eave edge to a point at least 24 inches inside the warm wall line. Anyone who quotes you an ice-dam fix without going into the attic is guessing.

  • Balanced intake and exhaust ventilation — not just more vents
  • Attic air-sealing at the top plates, can lights and bath fans
  • Insulation to depth, with the soffit intake kept clear by baffles
  • Ice barrier membrane at every eave, valley and low-slope transition
  • Heated cable only where the geometry genuinely leaves no other option

What moves a number inside those ranges, in roughly the order that matters: how many layers have to come off, the pitch and how much of the roof a crew can walk, the number of valleys, chimneys and penetrations that need flashing, whether the decking is sound once it is opened up, and the shingle line you choose. An estimate that does not mention decking has not thought about your roof.

The Process

What happens after you call.

01

Inspection

We get on the roof and into the attic, photograph what we find, and tell you whether you have a repair, a replacement, or a claim.

02

Written estimate

A line-item estimate with the system, the quantities and the price. Free, and yours to take to anyone else.

03

The claim, if there is one

If it is storm damage we document to carrier standards and meet your adjuster on site.

04

Install & inspection

Materials delivered to your address, the job done to manufacturer spec, a final walk, and the warranty registered in your name.

Verify Us

Everything on this page can be checked from outside the company.

That is deliberate. Verify it before you call us, not after.

Two manufacturer credentials

Owens Corning Platinum Preferred and GAF Master Elite™. Both are searchable under our name on the manufacturers' own contractor locators, today.

Licensed statewide

Michigan Builders License #262000657, with full liability and workers' compensation cover. Verify it yourself through the State of Michigan LARA lookup.

A warranty in your name

The manufacturer system warranty is registered to you, not to us — which is only possible because of the Platinum Preferred and Master Elite credentials. Our workmanship warranty sits on top of it. Both in writing.

Storm claims documented properly

HAAG-certified inspectors and photographic evidence written the way carriers expect. This is the part homeowners lose claims over, and it is free to get right.

Written, itemised pricing

Line-item estimates in writing and financing including 0% on qualifying projects. No verbal numbers and no pressure close.

Commercial

Commercial and industrial roofing.

Flat and low-slope work is core to what we do rather than a sideline: TPO and single-ply membrane, ballast transitions, equipment curbs, parapet and edge metal, and restoration where the deck justifies it instead of a tear-off sold on reflex. Condition reports come photographed and in a format that goes straight into a vendor file, which is what property managers, plant offices and school districts actually need to approve spend. Two recent membrane projects show the standard — a complete Elevate 060mil TPO system with new equipment curbs, and a white membrane replacement over a failed ballasted roof — photographed at the curb flashing and the parapet detail, which is where commercial membrane work is actually judged.

Common Questions

Kalamazoo roofing questions, answered straight.

A typical architectural shingle replacement on an average Kalamazoo County home runs roughly $9,000 to $18,000, which is about $6–9 per square foot installed. Designer and shake profiles run $16,000–28,000, and standing-seam metal $25,000–45,000. The variables that actually move the number are layers to remove, pitch, the number of valleys and penetrations, and what the decking looks like once it is open. Your written estimate will have exact figures.
Probably not. Michigan policies commonly allow a year or more from the date of loss and claims from the 10 August 2026 hail are still being settled — but the deadline is in your policy wording, not in a general rule, so check the date-of-loss clause. The inspection costs nothing and either finds documentable damage or does not.
A new roof on its own usually will not. Ice dams are an attic problem: heat escaping into the attic melts snow mid-roof, the water refreezes at the cold eave, and the ice ridge backs the next melt up under the shingle. The fix is balanced intake and exhaust ventilation, air-sealing, insulation to depth, and a proper ice barrier at the eaves — Michigan code requires that membrane to run to a point 24 inches inside the warm wall. Anyone quoting an ice-dam repair without going into your attic is guessing.
Yes, and it is a core part of the business. TPO and single-ply membrane, ballast transitions, equipment curbs, parapet and edge metal, restoration where the deck justifies it, and photo condition reports formatted for a vendor file.
Yes. Michigan Builders License #262000657 — a state licence, valid across Kalamazoo County — plus full liability and workers' compensation cover. We are also an Owens Corning Platinum Preferred Contractor and a GAF Master Elite™ roofer, both verifiable on the manufacturers' own contractor locators.
Often, yes, and we will say so. A sound deck with one failed flashing detail is a repair. A roof shedding granules across the whole field, or on its second layer with lifted shingles, is telling you something else. We inspect first, show you the photographs, and price both paths when both are genuinely real.
Most Kalamazoo County homes are a one or two day job once materials are on site: tear off, deck inspection and repair, underlayment and ice barrier, then the shingle system. Complex or steep roofs and designer profiles take longer. Weather moves dates, and we would rather move a date than dry a deck in.
Two separate things. The manufacturer system warranty, registered in your name — which is only available because of the Platinum Preferred and Master Elite credentials — and our own workmanship warranty on the installation. You get both in writing and you keep the paperwork.
Kalamazoo, Portage, Texas Township, Oshtemo, Richland and the Gull Lake area, Battle Creek, Mattawan and Paw Paw, and the surrounding townships of Kalamazoo, Calhoun, Van Buren and Allegan counties. We do not work Grand Rapids — it is a separate metro and we would rather cover a tighter area properly.
